Blackwood Property Letting & Management provides Landlord’s with a comprehensive, professional and quality service. We aim to remove the day-to-day issues that landlords face by taking over their everyday responsibilities.

We will carry out an initial assessment of your property to determine its suitability and suggest improvements to enhance its letting potential.

Our service is divided into three categories: Letting, Rent Collection and Management.  These can be offered independently or combined to satisfy your individual needs.

Letting Service

Your property will be marketed making full use of popular property websites.  Our use of effective marketing techniques are aimed at substantially minimising void periods.

We will introduce and arrange suitable prospective tenants to view the property.  Should they indicate interest in your property, we will then obtain a good faith deposit and commence with tenant referencing. 
Once referencing is complete and satisfactory, we will arrange for the payment of the deposit and completion of our standard Assured Shorthold Tenancy Agreement.

Rent Collection Service

We will protect the Tenant’s deposit under a custodial tenancy deposit scheme; Deposit Protection Services (DPS).

Rent will be collected on a monthly basis and we will advise you if any rent is late or not paid.  Late rent will be followed up with tenants, liaising with you should further action be required. Net rental due to you will be transferred to your nominated bank account and electronic rental statements will be sent on a monthly basis. 

At the end of the tenancy, we will agree the return of the deposit through the tenancy deposit scheme if, in our opinion, the tenant has complied with the terms of their Assured Shorthold Tenancy Agreement.

Management Service

Your property will be in the capable hands of our management team.  At the start of the tenancy we will arrange Tenant check-in, and an Inventory List and Schedule of Condition if required.  We will carry out property inspections during the tenancy to ensure that the tenants are looking after your property and will highlight any issues for concern, should these arise.

We will assess required repairs and maintenance and ensure that these are carried out at the best possible price.  This is achieved by drawing on our base of contractors with whom we have well established relationships. Minor maintenance issues can be resolved in-house and will incur minimal or no call out charges.  This will result in savings to you, a distinct advantage of a smaller independent company.  Our team of contractors are available to Landlords should they have any renovation or remedial work requirements.

In the case of emergencies, we have a 24-hour contact number for tenants.  We will attend to emergencies immediately to avoid further damage to your property.

We will visit the property at the end of the tenancy to check the contents against the Inventory List and Schedule of Condition.

Project Management

Should you require renovation or remedial work to be carried out to your property, we are able to project manage this for you.  Project management is independent of our Letting & Management service.
